Responsibilities

POSITION SUMMARY:
Each Maintenance Technician on the Tabitha in Crete living communities contributes to the efficient operation of the facility by repairing and maintaining the physical structures including electrical and plumbing fixtures as well as woodwork, floor and ceiling tiles.  This TEAMember strives to uphold Tabitha’s LIVE2Care Culture and actively embraces Tabitha’s Core Values.  As a result, the TEAMember supports Tabitha goals related to dignity, respect, independence, competence, autonomy, personal comfort, safety and security of Seniors/residents/clients (hereinafter, “Seniors/clients”).   In addition, the TEAMember contributes to the success of Tabitha through ongoing collaboration with, coworkers, management, volunteers and others in the organization.

ESSENTIAL FUNCTIONS:

  1. Provides daily routine maintenance such as; furniture moving, minor plumbing repairs, minor electrical repairs, and furniture repairs.
  2. Installs and repairs floor tile, coverings, base boards, ceiling tile, drywall and PVC wall coverings.
  3. Installs, repairs and maintains facility equipment to ensure proper operating condition.
  4. Maintains daily assignment sheet to ensure proper charges to appropriate departments.
  5. Communicates with Seniors/clients and TEAMembers regarding work order schedules to ensure efficient operation of services to Seniors/clients.
  6. Provides on-call duties as scheduled by supervisor. Duties include answering all emergency calls, performing daily equipment checks and providing emergency repairs as needed.
  7. Participates as a TEAMember to ensure that the department workloads and living community goals are met.
  8. Participates in performance improvement and quality assurance activities.
  9. Demonstrates knowledge of department policies and procedures.
  10. Performs tasks according to established time measures.
  11. Removes snow from walks, driveways and parking areas using snow removal equipment to prevent ice buildup and provide access to the living communities.
  12. Performs painting duties as assigned by supervisor.
  13. Performs lawn care and landscaping as needed.
  14. Assists with transportation services as needed.
  15. Prioritizes workload, making adjustments throughout shift to meet frequently changing departmental needs. Willingly takes on additional duties during times of peak workload.
  16. Complies with HIPAA regulations regarding privacy by insuring that Protected Health Information (PHI) is safeguarded at all times. In addition, maintains a high level of confidentiality regarding any matter pertaining to any Tabitha Seniors/clients.
  17. Consistently uses strength, dexterity, agility and good body mechanics when performing essential functions. Follows appropriate safety and infection control policies and procedures of Tabitha and/or community and regulatory agencies.
  18. Assures reports all broken and malfunctioning equipment are made in a timely manner.
  19. Follows disaster plans and uses strength and agility during participation in preparedness drills and actual emergencies. Maintains a safe work environment.
  20. Makes good decisions that contribute to the well-being of the Living Community Services department and the success of Tabitha.
  21. Performs work duties within the assigned work environment related to the position, as assigned by Tabitha, regardless of TEAMember preference.
  22. Maintains courteous relationship with supervisors, co-workers, Seniors/clients, family members, visitors, TEAMembers of departments and volunteers, providing support and assistance to co-workers to ensure quality Senior/client care. Volunteers to assist others and seeks opportunities to serve Seniors/clients/visitors/coworkers/Tabitha.
  23. Participates in meetings and in-services on both department and company levels.
  24. Maintains a good record of attendance and punctuality as defined by Tabitha’s policy pertaining to attendance and punctuality. Records all time worked accurately and consistently using the timekeeping method provided by Tabitha.
  25. Complies with Tabitha policies and procedures as published by Tabitha and which may be modified at Tabitha’s discretion. Contributes to quality assurance and performance improvement activities by identifying instances of non-compliance and taking appropriate action, including reporting violations of Tabitha policy or regulations as appropriate.
  26. Acts with integrity and in the best interest of Tabitha. Business relationships are conducted in the best interest of Tabitha, free of gifts, cash inducements, gratuities, favors, or other perceived improper inducements.
  27. Willingly completes other duties as assigned.

Qualifications

COMMUNICATION:  Must be able to speak, read, write, and understand the English language including instructions and labels.  Sufficient fluency to be able to understand and follow written and verbal instructions, provide instruction to others, read and understand labels, read warning signs and/or labels, instructions, policies, procedures or other similar documentation,  hold a conversation, participate in meetings, prepare legible, accurate and thorough documentation as required by the job and interact with coworkers and managers effectively.  Ability to recognize and interpret non-verbal cues.  Ability to respond calmly and clearly to emergencies, heavy workloads and changes in priorities.   

 

WORKSITE CONDITIONS: Works indoors in a facility maintained by Tabitha that will typically be in good repair, clean, well ventilated and well lit.    Frequent exposure to heat, steam, sharp objects and tools, heavy objects, electricity, hot pipes, soldering equipment, cleaning products, chemicals (including hazardous chemicals), wet or slippery floors and loud and/or continual noise. Occasional exposure to blood or body fluids including urine and feces.  Works under daily and hourly deadlines, requiring uninterrupted periods of intense activity.   Frequent exposure to seniors, including exposure to elders who are experiencing extremes of emotion. Works outdoors on Tabitha’s campuses around and on maintenance equipment.    Works beyond normal scheduled hours and on weekends and holidays when assigned.  Is subject to extended hours, evening work shift availability or callback during emergency conditions or based upon needs of the organization.

PHYSICAL REQUIREMENTS:  Ability to gain access to the work area and then safely perform the duties of the job while utilizing standard and specialized equipment, including but not limited to the equipment described below.  Physical stamina with the ability to perform duties while moving about the work area for the entire shift with few opportunities to sit down and with little or no break between tasks.   Strength and stamina sufficient to frequently and continuously lift, push, pull, reach, squat, kneel, bend, carry, twist, pinch, grasp, climb stairs and ladders while carrying supplies, assume and maintain awkward positions while performing duties (such as working to repair an item that is over, under or behind furniture or moving equipment and supplies from place to place) and manipulating various supplies and equipment.  Frequent periods of intense activity.  Vision within normal limits (with or without correction).  Must have unrestricted lift/push/pull ability and pass a 75  - pound physical exam demonstrating strength and agility prior to employment and from time to time thereafter at Tabitha’s discretion.    


EQUIPMENT USAGE:  Frequent use of standard and specialized equipment including but not limited to power tools, computer, copy machine and telephone.  Occasional use of snow blower, lawn mower and transportation vehicles.


AGE REQUIREMENT:  At least age 18.


EDUCATION:  High school diploma or equivalent preferred.

  
EXPERIENCE: One year of experience in two out of six of the following strong preferred: electrical, plumbing, carpentry, floor repair, furniture repairs, heating/air conditioning repair.


LICENSURE:  Valid Nebraska Driver’s license (unless otherwise allowed by law) and a good driving record required.  Must possess auto insurance at or above Nebraska statutory requirements.
